I hate typing long essays like some of those CJs i've read, so this wold be short and simple. Also, updates might differ (as I often don't have much time), so don't be surprised if I only post screenshots as an update.


Bayford City is an independent country (yes the area is small, much like Singapore and Vatican City). Most of the economic activities depends on trading and manufacturing. There are 4 districts in this country, among them are Riverville City (currently the biggest city in the region) and Industrial District.

Although districts have their own industry parks, the oldest (and most polluted) industrial park is located in Industrial District. Meanwhile, the commercial hub is in Riverville District, where you can shop a lot of goods and also finding business opportunities here. So, take your time, and enjoy the sights in this country.

It looks great. The avenue-in-the-middle looks like a good idea, You could still use some more mods though. Good start by the way.

    Industrial District : The Industrialist's Haven

     

    Part 1

     

    Industrial District is the oldest district in Bayford City. This place was formerly a haven for dirty industries. Now, it is the region's largest industrial hub and region's powerhouse. Commerce begins to sprawl, and residents are increasingly wealthy. Still, Industrial District's reputation as the dirtiest industrial park still stands, although the pollution is not as serious as during Industrial Revolution.

    In this picture is the industrial park itself, where it still stands. The industrial park now mostly consists of high-tech factories and manufacturing plants. Polluting factories still haunts the districts, although the governments took steps to alleviate the problem, including enacting Clean Air Act and taxing factories to those who cannot comply with air pollution standards. Residents believe that bribery of government officials and lenient tax system has enabled the factories to continue operation to this day.

    Of course, how can a factory operates without workers? In Industrial District, houses are places near the industrial park so that workers can commute easily to their workplace.

    Some workers work at one of the offices in Industrial District. Despite its statue as industrial park, commerce also flourishes here. Most people uses mass transit to work there because of the district's efficient transportation.

    I really like the downtown. Good days of just using the game content without any plugins.

    Except, how is that the industrial district when its all commercial?

    Right: Using Maxis seaport + sharp ramp leading up to it: Please don't, it looks unrealistic.

    I also partly agree with Archean: it looks like there is a lot more COM than IND, so why is it called The Industrial District.

    I do however like the layout of your RES sections and industrial parks.

    @penguin007 : Thanks. Glad you like my region view, even though it is not completed yet. I downloaded some mods from STEX and to be honest, I like these goodies!

    @Archean : I like the downtown too, to be honest. About the commercial center, it's just there to fill the gap from the commercial outflow in the neighbouring city, Riverville District. Thanks for checking out my journal.

    @Korot : I know about that Maxis seaport issue. That's why I bring you with this update. It is at first named Industrial District because I intend for it to become industrial hub in the region. Unfortunately, I also have built industrial parks in other districts. So yeah, the name is there ... because the district has the biggest industrial park in the region 3.gif. Glad you like my RES and IND layout. Thanks!

    Above the seaport picture: why do you show us your original plan three times on that spot, while you've shown it to us, with a caption, in the beginning of you update?

    Actual seaport: That looks so much better! It looks like you've deleted the original steep ramp, and replaced it with something more gentle, which, as I said before, looks more realistic. A suggestion though: the fillers you used on the seaport area are warehouses, whereas it would make more sense that there would be more containers stored on those tiles. PEG has made some container filler pieces, which will look more in place/better fitting, IMO.

    It also looks like you're missing a dependency for one of the warehouses buildings up on the cliff, as the water bug is apparent near those buildings.

    I've got nothing to add to about the rest of the pictures, though a little voice in my head keeps yelling: "Tree mod! You need a tree mod!" I suggest you download and try one of them, and see how it looks. I think it will look better (more detailed) than the shades green from the Maxis trees.

    I also notice that you're using road top stations, I assume since they take up less space. However, you're using an old version. A new version is available on the STEX, just search for "RTMT v3.5 EXE" and install it. Afterwards, you can just remove the old files. Although your stations wont transform immediately, any new one will now include, amongst others, a shelter for people to wait under, or stairs leading to the subway station. 3.gif

    I am a fan of vanilla SC4, and I am SO happy to see all the trees you place in your city - it really breaks up all the buildings and makes it look a bit more realistic even without a tree mod.

    Very interesting start It's nice once in awhile to see a cj that is going to try to be short or not such a long story, I do sometimes like longer cjs keep up the work.

    @Korot : Wow. You're fast. I actually realized it after the post. I then edited it and after that, your post shows up. Ugh, I hate replying messages at Simtropolis. It's very complicated.

    About the seaport, I couldn't work on it for a moment since I underwent a really tedious upgrade on one of my cities for a moment after I got a newer version of road-top stations. Added with technical issues (the computer keeps restarting unexpectedly - yes I didn't save often) I won't expect to do other upgrades until it is finished.

    @Benedict : Thanks. To me, green spaces are a must in real-world cities (and SC4 too).

    @PhatHead :  Yeah, I like long CJs, but sometimes longer CJs are very tiring to read and needs more time. I like to fill my posts with pictures anyways. Hope you enjoy my CJ.

    Industrial District : The Industrialist's Haven

    Part 2

    Mass transit

    Mass transit was one of the hallmarks in Industrial District during Industrial Revolution, and the source of envy from other nations too. Mass transit in this district includes light rail, bus and rail, which is currently owned by Bayford City Transport Co.

    Rails in Industrial District serves passengers (often overcrowded) and freight (often underutilized since the introduction of Bayford City South Seaport). Buses are rare, although is used. Light rails are, according to public, is the number one choice when it comes to getting anywhere with mass transit.

    This is what often happens in Industrial District (and maybe the whole Bayford City) when you're riding on a rail or light rail.

    During Industrial Revolution, most workers in Industrial District went to factories and warehouses. Today, most of them have been replaced with workers from Riverville District, which has larger population base. Most Industrial District workers now decides to get a job in the district's CBD. One of the evidence of this growing trend is the closure of Industry Line (the rails are still maintained for historical reasons) and the opening of CBD Line.

    Phases

    Industrial District are built in phases. The planning of these phases are based on a number of factors, including jobs and desirability. Currently Industrial District has finished 3 residential phases, 3 industrial phases, including one high tech industrial phase. Commercials are not built in phases and instead rely on demand.
