want better industrial development

hey! i have a problem with dirty industry: i want it to develop into manufacturing or high tech but it has just stuck in dirty. I know that watering the indsutry helps it to develop, but manufacturing wont be replacing dirty that easily, my question is that if ill have to bulldoze all dirty industry in order for better industry to arrive into my city?

Can you give me some other suggestions to improve my industrial zones?

if you educate then clean the air a bit you could get high tech, which in turn helps with comercial

Like what was said, put elementary schools, and mabye a hgih school or two in your city to deucate your sims so that they can get more hgih-paying jobs (e.g. CO$$$, I-HT), also make sure that air and water pollution isn't too high as that'll quickly drive the I-HT away. Also make sure you keep the industry watered as it switches over to HT, as HT needs water, too.

    thanks for your advices, but how can i clear the air? i mean... i have a lot of dirty industries so i have got a very polluted industrial zone, so once ive got the required education level how will the high tech or manufacturing industries be able to improve even with the polluted air?

    You can plant trees and/or parks to reduce the pollution. And there are plenty of anti-pollution mods and lots on the STEX.

    I've done the bulldozing thing to get rid of dirty industry, but only once I had a good demand for manufacturing and/or HT. Seemed to work well for me. My biggest city is 100,000 now with zero dirty.

    You can also try raising taxes on dirty industry to astronomical levels so that manufacturing and HT will develop.

    well, if you bulldoze a few blocks of dirty ind, demand should take over and fill it up with manufacturing. manufacturing could care less about pollution, so keep replacing the dirty while you are educating, providing health, etc. but dont delete so much dirty ind that it causes unemployment.

    That's what I do when I want to drive out the dirty.  That is good advice.  You could also lower the HT taxes a small bit as an incentive for them to move in.
