Zone layout

I have had a long standing question about zones, which for some reason I don't have the brain power to figure out.

The question is abou the zone lots. I'f you zone an area that's 3x8, for example, with roads on both sides, you can end up with:

a 3x8 lot

two 3x4 lots

eight 1x1 lots plus 8 2x8 lots

and so on. There are tons of combinations. uusing the shif and control keys will shape these zones differently.

So let me break down my questions:

Can a 3x2 building be bult on three 1x2 lots that are connected?

Related, can a large, 5x5 commercial building be built in a space made up of by two 2x3 lots and two 3x3 lots, even if the arrows face different roads, or must I hit control to make the one 5x5 lot.

I ask this, because I want the big buildings in my downtown, but I am not please with the empty blue lots that lay there until demand is high enough.

I don't even know if I am asking the right questions.... I don't know what I don't know. Any advice on this subject would be helpful.

i don't know tbh, BUT when i use shift to get the zones with no roads, it don't go in 1 direction, for eg i cant get a 4x4 +

I have noticed that myself... especially in downtown areas , but , if you want something else... you can always just demolish the road temporarily , while you zone...

I have to say I've seen zones facing different streets growing large commercial buildings, this has happened to me in cities that weren't zoned for skyscrapers but they still grew out of it. At least zoning systems in sc4 are somewhat intelligent...
