Help with land value, commercial and industry demand

Hey guys, I was wondering if this type of land value map would be normal.

Im guessing that there is something wrong here, because that doesnt look right to me. I have parks and such all over the place, also my pollution is very low due to

That would be the pollution, but I doubt that it is making the land value so weird. I dont have any water pollution in the city.

Onto the demand, I think the land value has a play in this, but I dont see why high tech industry demand would be so low...

Those are the RCI demand bars....I dont get it really...The querery for the building has a mod which tells you more detailed info about the demand, cant remember which one though... The crime in my city isnt too bad..Its at 30 crimes if thats bad..Im not sure, heres the graph

Please help if you can, I honestly cannot see why the demand and land values are so down....

First of all, land value is no longer the most important factor in determining what develops where. Land value is only used as a variable in determining the desirability of a certain tile to each of the different occupant types (R$, R$$ C$, I, etc). The desirability data map is what you should use in determining where you zone, or where to improve conditions. Make sure you select the correct occupant type.

As you probably have noticed, land value is negatively affected by pollution, in this case caused by traffic. I'm not sure if the amount you have affected is normal, but there it is. What sort of other stuff have you downloaded?

Demand and Land Value/Desirability do not correlate to each other. They are separate systems. Desirability is localized, and is thus determined by the objects around a given tile, including criminal activity, parks, even the slope of the tile. Demand is affected by the types of RCI in your city and taxes, and perhaps some other things. Demand is also regional.

Do you have any other cities in this region? What are your taxes? How educated are your sims? Given the jobs and pop graph shown, your I-HT demand is probably low because there is another city in the region with a large amount of I-HT buildings, or your taxes are too high (9% is about normal), or your sims need more education.

Given the disparity between demand and jobs/pop in the city, however, I think this may be caused by a mod or download.
