Well, first if all, it would be great if you provided some pictures. The pictures should show your commute time, tour traffic, your desirability. I see that youre new here so you should check out how to upload images by using a site like Imageshack or Photobucket.

You're only at 500,000 ...you're not going to have any kind of real skyscrapers at that population. you're too low so when sky scrapers develop, their demand quickly drops because there's not enough people to support that demand thus resulting in abandoned biuldings... You need to be at atleast 1 Million before you start seeing successful skyscrapers...

OR you can just biuild denser by taking away your lighter zones and let the current dense zones allow the population to compress into them...

To make it larger you have to surpass your demand caps. This means if they're requesting you biuld schools, hospitals, police, firestations, library's, cemetary's, churches, ect... biuld them. They will allow your demand to increase.

What city tile are you playing on? Tiny, Small, Medium, or Large?

If you dont want a dilapated builidng i suggest putting more trasportation like bus depot, train depot etc. so your sims can easily go from point A to point B. Most building in Residentials goes abandoned becasue of long commute time. And in Commercial it will be abandoned if its desirability is too low, this also happened in residential and high-tech indutry.

Most of the time commutetime  is always the problem for abandoned/dilapitated buildings. So build transportaion in key areas or the sims prefer it evey 2block or so. Hopefully this will help you.

To avoid dilapated buildings, keep an eye on your residential demand.   If it becomes negative, stop playing that city.  Go to the industrial or high tech city next door and play that until the residential demand becomes positive.  Then go back to the residential city.

We can inspire others through witness so that one grows together in communicating. But the worst thing of all is religious proselytism, which paralyzes: “I am talking with you in order to persuade you.” No. Each person dialogues, starting with his and her own identity. The church grows by attraction, not proselytizing.    - Pope Francis
