Hi Greg22. Welcome to Simtropolis! I graduated from Urban planning and I am now working in the field. My impression of the game is that the traffic pathfinding makes no sense whatsoever, as in real life, people tend to commute from the local road, to collector, to arterial, and maybe to a highway/freeway. In SC4, sims might commute completely on local roads to get to their destination. So in sum don't rely on SC4 for any traffic studies.

In terms of urban design and new the so called TOD (Transit Oriented Development), I have applied some of these concepts on SC4 just as an experiment, and again, if you are looking to see if TOD's work, forget it. But if you are looking at the design aspect then it is a fun and quirky tool to use. I find SC4 especially useful in trying to recreate older neighbourhoods and redevelopment plans, as you can appreciate how difficult it may be to expropriate or engage in land assembly when you are affecting hundreds or thousands of people. Mind you, there are no public opinion polls on SC4 so the process is far easier than in real life.

Hey there Greg22, I am also in Urban and Regional Planning finishing my last year as well. As for the mixed use developments for the game there not really big on that, it only consists of the three types of zoning.
