Are my sims too smart?

Hy, this is my first post and i was wondering if anyone can tell me if it's a good or a bad thing not having any R$ population. It seems that after a while my sims become smart and R$ population simply disappears (i like o keep my sims educated, many schools etc.). So are they replaced by R$$ population? If so, how come my population shrinks, while the houses do not look deserted.

The population shrinks because with your smarter sims brings more R$$$ population. R$$$ sims build huge mansions that can take up around 6 R$$ houses. These huge mansions only hold a small number of people, so therefore you're population goes down. I personally don't like the R$$$s, they take up too much space (driving down pop.), and they complain too much about commute time, pollution, etc. I usually set the tax extraordinarily high at first for R$$$ to discourage them moving in to my city. I like the R$$ the most :-)
