Strange demand....

I am having a problem with the demand. The commercial and industrial demand is skyhigh, but residental demand is low. There are more jobs in the region than the amount of residents living in the region. In my main city, all of the residental demand is negitive, but there are plenty of commercial jobs. The population of the city is 535,000, but the amount of jobs is over 700,000. In fact, most of the commercial buildings lack workers. The crime is very low, health and education is very high. This problem has occured to all of my cities.

Taxes, super demand mod, or garbage or some other low desirability factor is probably your problem. There might be others, but we need pictures to access.

Tax rate is low, no garbage, and desirability is at its max. I can't post any pictures right now, Microsoft paint isn't working properly right now, and that program is the only picture editing program I have on this computer. I have a lot of city connections to other cities.

Well the only other thing I can come up with is commute time, pollution or a demand cap.

Try placing more parks and rewards and see what happens...

I placed over 200 small parks, all the rewards with positive effects, pollution is very low (except for the water pollution), and commute time is low.

    Ah ha!

    That's it!

Try eliminating your water pollution. The sims hate to use dirty water.

Acually, all of the main city's water supply comes from a nearby city.

Although pollution doesn't travel from city to city, the pipes may travel through your industrial zone and their waste may mix into the water.

Do you have a Water Treatment Plant?

My main city doesn't have any industrial buildings in it. However, for some reason, the commercial and the residental buildings pollute heavily (I think some of the BAT building creators made the water pollution too high).

Yeah, that could be a possibility.

Do you mind posting pictures of your city and it's water pollution levels?

Do you have the super demand ordinance and are you using it?

I'm pretty sure you have a good mass transit system, yes?

Well all I can say is place some water treatment plants in that city (get rid of the water pollution) and keep doing what you were doing (placing parks around, etc.).

I read the same story (similar to yours) from other people on Sintropolis about the stalled growth at a population around 500,000.

I'm experiencing the same thing with a city of similar size (although now it's very slowly growing).

If you're using custom BATs, then that could really be messing up your city.

Most BAT creators make excellent looking buildings, but they fail to properly assign values to them that fit properly with the default game buildings. (The plugin manager assigns horrible values by default.) A building with bad stats can result in poorly-functional cities. And conversely, a building with too good stats, can also cause problems (too many desirable areas causing R$$$ to develop in the wrong areas, for example).

Be very careful about downloading and installing BATs just because they look good. Check out the values for pollution, stage, tileset, residents, etc. before installing. If the author doesn't list that information, then that's a good clue that he doesn't know what he's doing.

Try using the pollution fighter on the STEX. It looks like a Waste to Energy Plant and a Water Treatment Plant put together. I used it and all I have to worry about are Car's Smog Pollution, which is not a problem at all.

Okay, I got rid of all the water pollution using the water treatment plants. I placed more than 20 large parks and 15 more small parks. Also, I lowered the tax rate. I have noticed that the city's population haven't changed much.

    Hello Hahayoudied,

I haven't had much luck with MS-Paint either (when availabe I actually prefer Micrososft's Photo Editor) - but while jpegs would be nice - just in-game screen shots could be posted; although, if too large, they would need to be hosted elsewhere and then linked to.

Water Tip - although no real mention has been made of it - your water system provides both an in-flow (supply) and an out-flow (sewage); so wherever you find water pollution - please provide (one or more) treatment plants, as needed.

No detail is too small to be micromanaged.
