Unexplained unemployment?

I have a medium-sized city with a manufacturing section and a medium-wealth suburb. The main route between them is an avenue. There is almost no traffic between the two districts, because all those people in the suburb are refusing to work in the factories.

It's hard to see in this picture, but those 40 cars and 25 bus passengers all end their trips at the intersection of the two avenues. They have all taken jobs in the small commercial plot at the intersection. But I couldn't find a single person working in the factories.

I thought that medium-wealth would work in manufacturing. At least they should work in the few high-tech places that have sprung up.

Any ideas on what might be causing this?

    Resolved

I had NAM installed, but I didn't realize that the speed and commute multipliers were missing. So I added those in, and people started going to work. No more unemployment.

I have a similar problem. I have much of high tech industry in one of my cities. And i have high-wealth residential zones directly next to these high-tech zones! Although I have a number of unemployed sims in these residential zones. First there's unemployment in a building, then it becomes grey, then it becomes dark grey and then it becomes empty and black. And when I click on one of the black buildings it says: "deserted because of too long commuter distance".

So my question: How can the distance be too long if high wealth jobs are DIRECTLY NEXT TO high wealth houses???

    What can I do?

If your industry zones are fully developed, then try the Industry Quadrupler mod. You may just not have enough high tech industry jobs available for your whole city. Without the mod, a single residential skyscraper can easily take all of the jobs of a 9x9 grid of industry. You may need to mix up your commercial and residential buildings a bit more as well. In my city more sims prefer to work at high-wealth commercial than they do industry.
