Help with keeping jobs

    Everytime i grow a city to about 80-100k people i get it to all the suddent he jobs are gone. I have over 6 highways and the traffic commute is low, i just cant seem to get the people to their jobs and they leave me city also leaving the big structures. Im not sure if its zoning or what. I need HELP!

    I build one city in the past two days... biggest map... 1,1 million souls... no mods cheats or money missions.

    Well, first of all, you have to consider that your well educated sims will want to work at medium and high wealth comercial offices or services, and/or high tech industries.

    If you look carefully at your finances, you'll see that your comercial offices, no matter what wealth they are, don't give you any money. So lower their taxes as hell. let's say to 2%. So you can get a lot of comercial offices in your city. Same with high tech industries.

    After having tons and tons of dirty ones, wait for you sims graduate. AND PUT A LOT OF LARGE ELEMENTARY AND HIGH SCHOOLS, AND COLLEGES to do that.

    When you have high education in the city, start lowering hich tech tax too. lets say, to 4% or 5% maybe. dont forget the offices, they are elementary.

    Ok, now tax the dirty industries to 20%.

    Now, what you have? 

    Those old sims are inteligent, and will start searching fine jobs, not the poor jobs in the factory. No matter what wealth these sims are, they're now phd and dont want to work in a dirty factory, even if they are poor people.

    You lowered the offices and high tech industries tax to get a lot of jobs for this people. But don't forget the desirability factor. Put the commercial zones in the middle of the city, or, if you started building in the corner, put in the middle of the small town. The high tech industries, i strongly  recommend you put them far from the dirty, lets say, IN THE OPPOSITE CORNER. Dont forget to raise the manufacturing industries taxes too, to get only high tech industries in the new area.

    NOw zone some residencial areas near the high tech industrial spot. and put more commercial between the old side of the town and the new side. Put a avenue in the middle of everything and pray and your city will grow.

    I want to put my new city here for download, i just started it in the up-left corner, but later i deleted all dirty industries. Now all industries are high tech. All my residencial zones are dilapidated. But I'll explain why.

    Everytime i zoned a new residencial area in the city, the new sims that moved in that area were low education level. And my city only had high tech jobs and medium and high offices and services. So everytime they couldn't find jobs and left the city. But after a while, the poor classes that were living in the poor buildings, moved to those high weath dilapidated buildings.

    So this is my city history. It has hundreds of empty buildings, and still have 1,1 millions sims.

    Another important concept is that poor, medium and high wealth sims can work in a medim of high office. Dont think that only high wealth sims will work in a high wealth office. Who will work there? Any wealth sim, that has pretty well education level.

    If you go this way, creating only top tech jobs in the city, everytime new sims move to your city they will surfer to find job. Maybe you can create a connection to the nearby city and build some manufacturing industries for them. Whatever.

    And last: Find the ungrowing commercial and residential spots, and put some parks there. maybe some rewards, etc...

    This will help to develop these areas, what is VERY IMPORTANT to create more jobs and/or homes to have high income, if you're not a cheater and want to develop the city with your own money.

    Just one more thing: my city roads are one way, one to the left, another to the right, one up, another down. The blocks size is 6x6 tiles.

    I put a bus station and a subway station in the corner of every block.

    CAN ANYONE TELL ME HOW TO PUT MY CITY HERE FOR DOWNLOAD? SO THIS GUY CAN UNDESTAND BETTER WHAT IM SAYING.

    I put a screenshot. Blue circle is my old dirty industries path. Now there are only high techs there.

    Red circles are my old forest gaps. Now its full of commercial little business.

    Finally, the greem circle was my first residencial spot. To develop it better after the city grows, you need to put lots of bosters, like parks or a private school will be great,

    I'm having problems with a large city tile. 500,000+sims there, 3 commercial zones that are HUGE, 3 industrial parks, an Int'l airptort, and one of Deadwoods bus/sub stops on every blocks, not to mention el rail, GLR, and highways. Had to completely bulldoze a residential section cuz the high rises abandoned. 8.gif Any help? 42.gif

    The best way to grow a region is to build up the neighbouring cities. If you're having trouble in one place go next door and build there. I think that having interconnected cities is the real key to success.

    Finding jobs for your sims is one of the hardest game's aspects.

    If you're having unemployement in your 500k pop city, you need to follow some steps:

    1-What's the city's education level?

    2-create the jobs they need in a neighbor city, maybe.

    take a look at my city map. there are clean industries in the right and left sides, commercial zones in the central area and rsidential between both.(see picture 1)

    I usually had a lot of unemployement in the right side of my city. So what did i done?

    I checked my educational level in that area(see picture 2)

    as you can see, those sims were stupid and had no education. There were schools and colleges there, but you now it takes many years to those sims graduate themselves.

    One little thing: When I took off the picture, the sims educational level in the right side as you can see wasn't so poor anymore. but it was, some areas were entirely red in the graphics.

    Now you know they have no educational level, what to do?

    i created a neighbor city with a few, just a few dirty industries. around 150k jobs.

    my population city in the main city jumped from 1,1 million to 1,4 million, and unemployment lowered.

    Dont need to say here that you need to: create the city with industries; run it until it dont develop anymore. Then open the residential city again, run it, see if you pop grows, than save, open the industrial again, etc....

    Im just wondering whats gonna happen when those sims graduate. They will not want to work on factories anymore. I was thinking to remove schoos from that area to prevent them to get smart, but i said "Nahh!".

    Well lets see what kind of things do I need to do in the future.

    There are people that thinks that the game ends when you fullfil the entire map. Well guess what? It's when the troubles start to appear.
