Welcome to Cumbernock, a small town in the heart of the countryside. First some notes. I am using the latest NAM, Money Plant (i like lots of cash.) & Numerous BATS/Lots. Thanks to Buddybud, Simgoober, Jule78, Pegasus, Jeronij and all the other excellent baters out there who put their great work onto the STEX for us to share. Thank you all. Now, back to the action, or rather the lack of it. Cumbernock is a sleepy town home to just under 1,000 souls. It's not a big metropolis, it just is. Founded in 1904 by Josiah Cumbernock, the town has become the heart of the local farming community. Today, like many towns across the country, Cumbernock is under pressure to expand. Rising population levels have meant that the government is pushing for more houses to be built. All brownfield land in Cumbernock has already been developed, now the town council is trying to strike a balance with maintaining the rural feel to the town, while meeting the needs of an expanding population. St Martin's Church is the oldest building in the town. Built in 1932 it still remains the spiritual heart of the city and is often used for town meetings. Jobs, Jobs and more Jobs. Like many towns, employment and jobs are a key factor in Cumbernocks survival. With a decline in the farming industry, the towns workforce is struggling to find gainful employment. This is adding to the town councils pressure to expand. Although there has been a downturn in the farming sector it still remains Cumbernocks biggest employer. Today, of the 900 or so residence in Cumbernock, some 350 work in, or for the farming industry. Most of the farms around Cumbernock grow and harvest wheat. The Bottle White Brewing Company is Cumbernocks second biggest employer. It has a workforce of over 150 working two shifts. The Brewery came to the town in the late 1960's and has become Cumbernocks most famous product. The companies "Boomer" Ale is the 4th bigest seller across the country. The supermarket is Cumbernocks third biggest employer. 140 sims, mostly women, work for the store which is open 8-10 Monday to Saturday, 10-4 on Sundays. Of course, all of this wouldn't be possible without power. Electricity is brought across the country by power lines. The substation distributes it to the town's power grid. You can also see the mobile phone antena which was a controversial project that the council passed. Well, thats it for this introduction. I have no idea where this is going to go. Maybe, with your help we can turn Cumbernock into a thriving town, lets see huh. I would appreciate any and all comments. Also, let me know if you think there are any bats/lots that you think would fit well into Cumbernock. Laters

Cool looking cj and i like how you made the bridge. Any plans to cover over the two islands, or you leaving them as they are? Nice couple of shots at the end there 3.21 looks amazing.

Its looking good. A nice start. Like the way you haven't let the buildings grow too tall, and kept that gritty feel to it. Look forward to more.

Nice update and i like how all the sections of the city are slowly creeping closer to each other. Its going to be one huge Metropolis once its all developed.

Excellent start, and you have plenty of space left in which to grow. Like the huge warehouses by the port. Hopefully you develop this area into an industrial area. (I love a good industrial area. )

Nice start to the CJ, it has that big city feel. Especially like the Union park pic, although i bet thats a nightmare to drive through.

Great looking region shot, and i like the sprawling 'burbs and farm land. Thats one crazy airport! But nice use of the space, especially using all those little islands. Any chance of seeing some of the farm areas?

This has been a fun CJ to go through. I like how you take us on a drive around the different areas, and the use of signs just adds to it. Definetly will be back to check out more. As for the proposals, well i'd go for Number 1. I love to see major re-development of downtown areas.

Simple amazing. I'm loving this CJ, some of the images are truly breath-taking. The scrapyards and power plant look awesome. How far have you progressed in developing around the edge of the lake?

Superb start to this cj. Your use of photoshopping has definetly added to it. Some of those early photos look almost real. Keep up the good work and i look forward to seeing more.

Love the look of this city. You have really captured that European feel, and the mix of old and modern fits well. Any chance of seeing a region shot of the city?

Cool port and industrial areas. I love some of those futuristic buildings by Somy, they look so amazing.

Very scenic shots so far. The bridge sits well in that area. Take your time building the cities, i look forward to seeing more.

Its an interesting idea. For example, it'd be fascinating to see where you decide to put the Capital. Will it sit in the same place as Washington, or is there a better place for it. Looking forward to seeing more.

Tommy7777 - Thanks, i'm trying to keep it nice and small, while still having some development. Schulmanator - Thanks, glad you like it. UPDATE 4. Developing issues. The Cumbernock town council finally made a decision on the plans for the Harper Street Development. After much consideration they went for the second plan. Plan 2. They felt that it was the best of the two proposals, and it also that it met the criteria for residential development. During this process they have also made some alterations to the towns planning regulations. They have stated that no building can be taller than the spire of St Martins church and that no less than 15% of a development must be given over to residential development. With the planning finally accepted the Pope company could commence construction. The residential area was built first, quickly followed by the commercial units. Meanwhile, somehwere across town, Old Alberts new house has finally been completed and he has moved in. It's a very lavish house, and he is now the envy of all of his friends. The Construction over at Harper Street was completed several months after it commenced. Businesses soon moved in and the development has brought a further 160 jobs to the town. Before. After. Th town council are delighted by the development and feel that it fits well into the town. To be honest they are liking the increased revnue they are receiving, and the increase flow of people to the area. Harper Street Commercial area's position within the town. With the development a great success and more people moving to the town, the Council is now looking at other projects. Something they have been thinking over for a few years is relocating St Martins Elementary. The small school was built in the very heart of the town centre, and some now feel that it was an error to build it there. Plans have been drawn up to buid a state of the art elementary school on the outskirts of town. The Cumber Farm, land which the council owns but leases to the Grant family has been highlighted as a potential site for the new school. There is still a long way to go on this issue, so we will have to stay tuned for further developments. LAters
