I prefer another method: Take the lot editor and create your own "commercial-industrial" lots. I use north country dude's Modular Industrial Lots and change their outward appearance to a commercial- or residental-looking building (Using different props in the LE). You can place them wherever you want but don't forget to modify the stats (emissions etc.). Furthermore ist has a positive effect on your commute time :-)
