Can someone tell me why my cities always end up being stagnant and full of crappy delapidated buildings...

Thanks for the advice, I'll try out developing neighbors more. Simcity 4 would be so much better without the delapidation -
I really try hard to enjoy Simcity 4, I really do, but all of my cities end up being flawed in some way! I'm jelous of these amazing cities with huge populations and skyscapers with successful industrial, commercial, and residential sectors. My main problem is ugly Delapidation! I have tried everything I can think of to fix it. I have the NAM with traffic simulator Z, I create a main road artery with Train, and Subway coverage in all of my sectors to ensure a successful mass transit system, I make adequate taxes, but still my city ends up sucking! I seem to have this problem with my buildings downgrading constantly! Commute time is manageable, desirability is high and I keep polution down. I put down plenty of parks near residential and plazas near commercial. My R$$$ seems to delapidate to R$$ constantly! I have a very developed High Tech sector, and for some reason my CO$$ and $$$ fails to get enough demand and develop, even though there are plenty of R$$$ in search of jobs of that level! Instead, they go to work lower level jobs because demand is low for Office development. I don't understand. For example, in one of my newer cities, I have a mix of R$ R$$ R$$$ as well as a sector devoted to Dirty Industry and another one for Commercial. The R$ and R$$ do fine, but the R$$$ delapidates to R$$ and drives to the dirty industrial sector when CO$$$ is even closer to them! And the CO$$$ buildings look delapidated since they only have a fraction of the workers going. I have R$$$ and yet no demands for jobs which they could fill. Help me figure out how to create a successful city

Well, he's not that not developed, maybe ~100k population but nothing huge. Anyway, I'll lower the R$ tax and see what happens. EDIT: I also don't have the latest SC4 version intsalled, is this a problem? I'm going to patch it up, I forgot to when I installed again, but is this really important? Does the patch do anything in particular in terms of improving pathfinding or whatever? -

I've got this strange problem with my city. It's been growing well, but there has always been a really really weird problem with demand. When I started up the city, I did all the standard things. Provide good hospital+school coverage, get a good link to neighbors, etc. The problem is that for some damn reason my Residential demand is set pretty low, and C$ is ALWAYS set to be really really high. I noticed early on that my city was nearly exclusively R$$, so I increased taxes for R$ and R$$$. Later on, I decreased for R$$$ so I have a few high wealth residents, but still no R$, so maybe this has something to do with it. I noticed early on that my residential areas really failed to develop much. They did go into Medium Density condoes and such, but after that it was really hard to coax them into bigger buildings. What I noticed that REALLY confused me however was that C$ demand was always really really high, and nearly everything else was low demand. What would usually happen is that I would build a new area of Commercial, a few shops would spring up, upgrade, and then my residential areas would in turn upgrade a little bit. I got sick of doing this, so I just set up a large area of commercial so I could see some growth. However, demand for nearly everything just plummetted down and I have no clue what's up. I'm not using and Mods, just NAM with Traffic Simulator Z (Which worked wonders on reducing commute times of nearly everything to short, although nobody uses busses anymore...) The other thing that confused me was the behavior of CO$$ and CO$$$ in my city. I have plenty of R$$ and a good pool of R$$$ workers, but what happens CONSTANTLY is a few commercial offices develop, and then they are abandoned due to low demand! They just sit there abandoned for no reason, and I have no clue why demand for them isn't higher. Anyways, here's a few pics of my cities. I don't think tax is the problem, but hopefully you guys can help me. The reason C$ demand is down is due to the huge zone I just made, before that it was sky high. The strange thing is, I have nobody at all that actually GOES TO WORK at C$!!! Limit the image size to 800x600 pixels tungston -

I've got a massive office complex in the middle of the city with Co$$$, but only a few R$$$ high rises. Tons of R$$ though. I've built a research center and a bunch of High Tech industry, but new R$$$ doesn't really develop too well unfortunately, even though I've made taxes pretty small for them. -

I've tried out the mod that you've suggested, and it helps, but not to the degree that I like. I may need to start a new city to test out the effectiveness however. I was also thinking of simply downloading the mod that eliminates delapidation, but I don't know how well that will work. I'm just unhappy that my city ends up looking like trash with a bunch of broken down buildings. I feel like getting rid of it alltogether if that's possible. -

Alright, so after starting up a new city I've noticed something very strange. I've provided plenty of police, garbage collection, education, etc. services, and my city seems to be doing well. But just about every single R$$$ building that pops up downgrades to R$$. I've got tons of junky looking estates dotted around my city. It's really strange, too. I have an office district to the south and high tech+ Manufacturing industry to the north, yet most estates stay brown. It doesn't seem like it's from long commute, but they just are not finding jobs. Demand for I HT is high and I'm making new zones, but it doesn't seem to be helping, and strangely enough demand for Commercial offices is fairly low. What do I do to satisfy these people? -
A very quick question about installing custom content from STEX

I have one quick question that I need answered. I realize that when installing buildings and stuff one needs to download the files into the .../My Documents/SimCity 4/Plugins folder, and I realize that you need to extract the .rar/.zip/.whatever archive using an unzipping program. Now what I don't understand is whether to leave the files in the folder or to take them out into the root /plugins folder. For example, I just downloaded a file that adds a bakery. I extracted it, and I have a folder called "+Bakery" sitting in my plugins folder. Inside of it there are a variety of different "SC4LOT" files. Do I keep this type of stuff in the original folder, or do I take the files out into the root plugins folder. Thanks in advance for the help. -

Alright, so I've just gotten back into Sim City 4, but I'm having an incredibly annoying problem with my city. I think I've designed it fairly well, not necesarily perfectly but I think it's reasonable. My main high/medium residential area has access to Subways, Trains, and Busses, yet buildings are CONSTANTLY being abandoned and delapidated due to long commute times. No matter how many commercial zones I place right next to it, they still continue to be delapidated. When I mouse over most of the $$/$$$ buildings they've been downgraded to $ and look like they're in horrible condition. Is there something I can do to fix this? I've got decent train, subway, and bus lines moving around but my city really isn't doing so well. I have good healthcare, police coverage, education, etc. -

Is he the only guy that does Terrain textures? I haven't found any good snowcapped mountain textures yet
