  1. Help with polution and industry.

    When I start a city I zone for IND [med density] to help growth. The first to develop will be dirty. After your city grows for a while the polution will cause problems. My solution is to build a water treatment plant ASAP [monitor the water polution graph]. Then raise the tax rate on Dirty Ind to 10.5%. Leave all other tax rates at the default of 9%. This will discourage further Dirty Ind. Then over a period of time demolish anything with a smokestack. You will usually get Man. Ind to move in. They still pollute, but not as much. I have found that HT IND will not develop much until your education levels are pretty high [>80]. Build an elementary school as soon as you have residents. It will take a few years for the education numbers to rise. Stay away from the availability of large elementary schools until you get to at least 100K population as they are very expensive. I had mass exodus in one of my cities. When I eliminated most of the polution they moved back almost as fast! Sims hate garbage and all but $Res stay away from landfills. My solution is to not build any landfills. I make road connections with all my neighbors ASAP and watch for available neighbor deals to export my garbage. It is usually reasonable. Export just enough to keep the Garbage graph on the decrease. This strategy will allow you to develop more area to a much higher value. Still another strategy is to rezone your IND areas to $$Com and $$Com. Com zones bring in more $$ per square than IND zones. I rely on the Desirability Data display to guide me on how to zone. However development may not occur until the RCI demand indicators match [it's all about Supply vs. Demand]. Good Luck!
