An interesting theory on how to save your residential from suffering from pollution. In theory, you need to put some kind of barrier between your residential and industrial, to get even a semi-high land value. One idea is to put industrial on one side of a river, and then residential and commercial on the other. However, for starting cities, this is simply not a viable option. Another option would be to zone commercial between the two warring zones. While a better solution than the river one for starting cities, it will leave an unsightly light blue gap in the middle of your city. Instead, try the "burm" technique. When in the Edit Terrain mode of a new city (before the simulator starts), make a small hill about 4 or 5 mouse-clicks high. Then, level it out to create a burm. Make this burm be the mediator between the zones, simply make a burm in between your planned zones. Then, cover it with trees, to keep aura up. There. You should have a good solution to a nasty problem.
