So I just made a new region and started a brand new city. Around 15 years into it my commercial and industry demand are plumeted and my residential is off the charts. The problem with this is now it is getting to the point where the residential I build have no jobs because there is no demand for commercial/industrial.

I have not touched the taxes. I have not enacted any ordinaces. I have plenty of zones layed out for industrial and commercial, and plenty of gaps in the ones I do have. I have built all the rewards they have given me so it's not really a cap.

Anyone else have problems where a type of zone is off the charts and the rest are below?

Hello,

I probrably suggest that you are missing some vital commodities, like parks/recreation, healthcare, policing, education and landmarks.

Some ordinances may need to be enacted, mainly those with red background. These may cost a little per month, but do bring benifits to the sector. Please don't hesitate to enable at least one or two if you can.

Commercial demand caps are different to residential demand caps. Whereas residential demand caps are lifted by things like parks and rewards, commercial demand cap is lifted by neighbourhood connections.

Maybe try building some highway, or rail connections, or adding and airport.

Industrial is similar, in that demand caps are relieved by neighbour connections, but instead of the airport, seaports are used. Highways and rail etc are also helpful for industry.

I don't understand what do you mean by 'Off-the charts' 42.gif. If you mean huge demand, then just create more residential zones. Give them good facilities and excellent transport to the job areas. Slowly as residential zones grow, the commercial and industrial demand will come up too.19.gif

It happens sometimes. Maybe you need a new neighbour city. Try it! 1.gif

This is a common growth hurdle, and eventually requires a redesign of your traffic management. Here are some good steps to try:

1) Mix up your zoning. Convert R to C and C to R. If you have I$$$ demand, mix some hi-tech in with your residential areas. You need to give your residents a short commute.

2) Add in some mass transit. Start with a bus stops and parking garages. Be careful and watch your budget. Overbuilding mass transit early will kill your treasury.

3) Add more schools and eliminate schoolbuses. Schools provide lots of jobs for their footprint, and provide them right in the middle of your residential areas. Furthermore, schools always provide the full complement of jobs, unlike C or I, which depends on desirability.

4) Along the same lines, build more hospitals and eliminate ambulance funding entirely.

5) Boost the desirability of your C and I areas. Zone C in your high traffic areas, and make sure I has a quick freight path off the map (harder to do when traffic gets high). A workplace at 50% desirability only provides 50% of the potential jobs, but cuts your C/I demand by its full amount. Planting some trees works wonders...and it's cheap.

6) Give your computer the time it needs to crunch some numbers and calculate the commute paths. Every so often, zoom in to level 5 somewhere in the off-the-map void, switch to turtle speed, and walk away from the game for a little while. Let your machine figure out how to get those new residents from home to work and back without trying to display pretty pictures at the same time.
