newb with a demand question

Hi everyone, i'm new here. so i hope this isn't an obvious question.  my city has grown to about a small city and i've got all the services my population has been whining about with still a small income (at least its not negative).  anyway, my advisors absolutely love me and praise me for my good job.  they don't complain about anything and tell me what a good mayor i am.  Likewise, the news ticker tell me that my population love me and they keep complimenting how lovely my city is.  Despite this the demand for all my residential zones, commercial zones, and industrial zones have all dropped almost to zero.  my wealthy residents have begun to leave my city.  i don't understand how they can love my city but then start leaving.  my city has come to a dead halt and refuse to grow.  does anyone know what is capping my city?  my advisors and my news ticker don't tell me whats wrong.

What we will need is, a more precise description. One city image, usually opens our eyes, to what is going on in your city.
 
Many different things can effect the growth. When I say many; I mean, many and in differing combinations.

    Ok, i've attached a jpeg file of my city. its not very big yet and its one of my first so its probably not very good yet.  i have turned video settings all the way down to combat the horrible lag that plagues my computer when i play this game so the bulidings are very bland.  anyways, as i've said demand is flatlining and when i zone things, they just don't build.

    Hmmm, I see some medium density zones developed, but of lowest wealth.

    What the sitizens in your town are saying is this: We love you mayor! But we are also poor people who do this loving.
     
    Avenues bring more traffic capacity, which in turn brings bigger buildings, but not necessarily wealthy buildings.
     
    Your advisors like your mayorial accomplishments, but from a small town, low wealth stand point.
     
    I see Gridding?!
     
    Grids require a larger capacity of MT. Avenues and busing are best for a gridded design.
     
    Grids, in early stages, cause those conflicting messages, you are having.
     
    I know grids. Probably better than anybody at ST.

    So what should I do to attract people? specifically wealthy people?  my education level is pretty high, i have two elementary schools and one high school that covers the entire city.  I also have a college to take care of the rest and i though education was the most important factor in attracting wealthy population.  but my city isn't growing.  my taffic congestion is pretty low.  i started with avenues and then converted the parts with high congestion into roads.  also, i checked the glossary sticky and couldn't find MT, so what is MT.

    Mass Transit: subways, trains, EL's

    Lord Kenneth: Your city is only at 10,000. this means you must build OUT not up. The game will not allow you to build high rises or wealthier people, without certain conditions being met.
     
    Flower gardens are very well liked by wealthier sims and they dislike bus stops very close to them. To get highest wealth sims; build industry in another neighboring city. Stay away from all dirty industry near the wealthy folks.
     
    EDIT: you really shouldn't be worrying about wealth yet, instead keep building outward, in such a way as to continue making a profit. Things get triggered,in-game, right about 20,000, then at about 50,000.
     
    Second EDIT: You haven't gotten to stadium level yet, Wealthy sims like their sporting events, just as the richest romans, loved their Coloseums.

    thank you, that helped to clear things up a bit.  but what do you mean by build industry in another neignboring city?  does that mean i build a city with purely industrial and then build another city with residential and comercial?  how does that work?

    You defiinitely need to zone out and then up.  When your city planning advisor warns about City Spread means trouble ahead, don't listen to him and continue zoning out.  EA may say that it only takes 1,000 sims to develop medium density residential but you are often better off having 20,000 sims before zoning up.  You also could use more trees.  You can use the Control-SHift-Alt+clicking on the God Mode icon to reactivate the God Mode tools and use the God Mode tree tool to tree the zones or you can use the Mayor Mode tree tool and do it that way.  Having trees makes everyone like you and it helps with getting (and keeping) the medium and high wealth sims.
     
    Also, you don't have to have industry in one city, commercial in another, and residential in a third.  I've been placing all three in the same city and never had problems (I'll grant that because I don't like industry, I eventually remove it as I zone up).  The picture below is an example of how my city might look.

    Lord Kenneth: yes, you can have a residential city surrounded by industrial cities and or commercial ones. My way is; put industry around a large city tile and make the large central city res and comm both.

    You will find that there are dozens of ways to arrange zones. Heck, hundreds of ways even.
     
    Look at a few City Journals first and see what other ST members do. also check out the tutorials in the Omnibus Table Of Contents, to the left.
     
    You may find that getting involved with the forums and CJ's, actually helps tremendously.
