3ds max to lot

i have had no luck trying to turn my 3ds files into usable lots for sc4.  It has come to the point where i am gonna ask for people who would want to take my files as a 3ds max model and turn it into a usable lot that could be uploaded to the exchange and downloaded by others.  Basically i would supply a model and a general idea of lighting for night and the rest would be up for the individual who is making the model into a lot.  ideally id like to upload the lot to the site but would give credit to the person who renders the lot as a contributor/co-creator.    Any one who is interested, please email me! thank you!!!
