From time to time, I get a notice in the game to build more commercial zones. I do this...but then I notice Chuck E. Cheese will build up. One time I noticed 4 of them in a row all next to each other! How can I stop that from happening other than doing a small zone here...another there...I usually build a long row of zone...

Bulldoze. Then make buildings historical if you like them there.

That's why I hate downloading custom content that is only growable. I'd much rather have ploppables. If you have a growable, you're going to get multiple instances of a particular lot growing, and you can't do much about it. At least that's been my experience. I have multiple examples of a residential apartment building growing that I originally only wanted to plop in a particular setting. I soon learned my lesson about the differences between growables and ploppables.

The strange thing is...this has only happened with Chuck E. Cheese. But it has not happened with any other growable things. So I was just wondering why with the Chuck E Cheese...

That's because Chuck E. Cheese has stats that make it essentially another Wren Insurance. The only solutions are to get more buildings of a similar size and type that can dilute the pool from which the simulator develops, or delete Chuck E. Cheese entirely.

I hardly use ploppables at all because of the negative effect they have on demand, temporarily. However, I do have a number of multi-lot plugins, and there are several on the the exchanges.

I also avoid default zoning as much as possible, and do specific work. For residential, I zone 2 x 1 in blocks of four (blocks are 8 x 2) and this prevents mansions I don't want in my low wealth neighbourhoods. This also works in higher wealth areas, but there I sometimes also zone 2 x 2 and let the chips fall where they may.

Recently, I picked up from the STEX some R$$ 4 x 4 and one 5 x 5 from MattB325 that have been very useful. In fact, reviewing my files, I find I have 18 files from this maker. Very solid, and recommended. Some of these, by the way, are ploppables, but many are growables.

All in all, I simply recommend more variety on a selective basis.
