Flat RCI region wide

So my mega super poweful city (that I'm actually making a crazy profit on!) has reached almost 700k people. However, all of a sudden demand has just died. HT demand just derailed such that almost all of my HT went bye bye. I have 20% taxed manufacturing and dirty industry in the city so that's the only industry there is in the city (but i'm connected to other industry). So demand is flat. I also checked other zones and as people say on this board, demand is a regional thing. So my regional demand is shot. I have 2.3 million people in the region and quite a few airports.

What kinda things can I do to get my commercial to get going again? It looks like I have 800k commercial jobs in my region with what appears to be about 2 municple, 3 international and 2 of the middle airports.

My R$$ and R$$$ were also flat, but I noticed when I went to this little richy rich city I setup that allowed only R$$$ in, I saw a ton of huge C$$$ and R$$$ buildings popping up!!

How should I go about fixing this problem of flat commercial demand?

I also noticed in my major city, the property value has gotten pretty bad all around. The entire city has great health coverage, fire, police, education, everything. There is sizeable pollution however, but my Environment meter isn't totally wrecked. I figure this would contribute to commercial places not wanting to pop up...

Your region has probably aged out.  Check your population by age graph.  Also, check your utilities installations to see if they have come close to their scrap age.  If so, the efficiency will lhave dropped off considerably.  This happens to power plants, water sources, etc.

You may need to do some urban renewal.  Try fixing up your pollution problems but be careful.  If you have any anti-pollution lots, everything that they have stored will reappear if you delete them.  The best way to handle a seriously polluted area is to demolish it, dezone it, and plant trees on it for a while.  You can move the Sims to another area (they will move) or another city.

If you have serious water pollution, you will find that that water purification plants work well, but on a large tile you may need four or five.

So what about my regional demand? It looks like demand is flat everywhere. I even figured maybe theres not enough poor people? so I made a city full of poor people and connected it to my largest city and even my R$ demand went flat 15.gif sadface!

How do you get a higher Co$$ and Co$$$ demand? Those seem to bring in the money and eventually the R$$$ guys. But now it' s just.... dead.

I must have had some damn baby boomer generation or something. I've had full access to high schools and elementary and all the education buildings for everyone for the longest time. Buncha morons in my cities! How do I turn off my citizens ability to watch MTV?
