Help Understanding Terms?

What the heck does Nearby Freight and Nearby Passenger Services mean? I have never really found out what those mean and now my Offices and Industrial areas of my city are suffering and it's because of those.

Help!

To have a good passengers and freight services, you offices and industries has to be very well connected with the edge of the map (the rest of the universe) If the road that connects them is bigger, the services are at more high level. If you build an airport and connect it with you offices, you will get even higher passenger services level. The port build on water increases you freight services.
