Zoning smaller areas..

Is there anyway to zone smaller areas like 2x3  .. I say 2x3  as I find I tend to waste a lot of space when zoning typical square lots..  feels like im going back in time with the ORIGINAL SIM CITY..  zoning 3x3 all the time..   

and Wheres my trains?  buses?  and other various methods of transportation..  wow..   

this is really like the ORIGINAL SIM CITY..  just in 3D

Yeah i don't mind fillers here and there..   but in some cities where its very dense - there is little park regions.. I mean really LITTLE PARK REGION..    Mass Transit better come soon..  I have a bit of patience.. i dont mind buying a one time 10$ add on here and there but nothing more.. 

I do like the xmas touch tho!  zoom in the street level and varoous decorations even with Santa walking around here and there.
