Industrial question regarding Hi Tech

Just wondering, i have a city thats pretty old, now i am trying to get rid of dirty industry as it is unsightly, i demolish all current buildings then wait awhile and then place high zone industry again, in order to get HI-Tech industry, it seems to work for awhile then the high tech becomes dark and the dirty industry seems to pop up its ugly face again......

I have looked at my demand indicators and hi tech industry is through the roof and dirty or low industry in half way up....

Now does a city have to have dirty industries or can they survive alone on Hi-Tech......

Was thinking of pushing up my taxes for low industry extremely high for the demand to drop, just worried that i might me creating a long term problems that i dont want....

Any input would be appreciated..

Lower Pollution in the city by using various scrubbers found all over the STEX. (or obliterate it completely)

Then make dirty taxes high. eventually they should grow. But you may need to demolish some buildings (use the bulldoze tool not de zone) and it HT should grow in its place :-D

You can get cities to grow with only I-HT. Mine seem to often have absolutely no demand for anything else within 100 years, and often within 50. You will, however, need good education, low pollution, and I think (but I'm not entirely sure) good health. So far, there haven't been any problems with any of my cities.

Sometimes, I-HT will automatically demolish I-D or I-M to build itself, but that is usually either short-lived because of the high pollution, or there is a park in the vincinity that reduces pollution below a certain level. Be sure to replace it gradually, however, otherwise sims may move out rather too rapidly for your city to continue being profitable, or even to break even.


To search for the ideal city today is useless. For all cities are different. Each one has its own spirit, its own problems, and its own pattern of life. As long as the city lives, these aspects continue to change. Thus to look for the ideal city is not only a waste of time but may be seriously detrimental. In fact, the concept is obsolete; there is no such thing.

Yes if the city is developed and has adequate education levels (I'd say 120-150 at least) then you can switch to HT fairly easily. If the conditions are met, start with the area closest to your residential and commercial.. start distroying the WORST POLLUTERS one at a time.. as also mentioned raise ID taxes to relatively high (I play on hard and 9.9% is usually more than adequate.. you just want it to be slightly negative so your city doesn't collapse while you're upgrading it) implement the "pollution ordinances" (one about tax on dirty industry and one about traffic.. I forget the names.. about 2/3 down the ordinances list).. then you will find manufacturing and high tech growing where you demolished those dirty ones.. keep doing that and you will have a much cleaner city.. that in turn will promote MORE HT and commercial demand .. keep at it and you'll have the city cleaned up.. you really don't have to use cheats unless you just want to..

Btw, I'm assuming that you have ACTUAL HT and HM DEMAND on the "demand graph" before you start doing these changes. If you have no demand, none of the above will work. Manufacturing is good industry and far less dirty than "dirty" industry so don't be shy about letting that grow while you're developing the rest of your city.

I'm just going to reiterate what everyone else just posted.

To get get HT your going to need to have a high education level, little or no pollution. Make sure you have enough schools, high schools, and colleges to supply the demand within your town to keep up the education levels. If your have a problem with ridding yourself of pollution you can fine several mods and bats all over the STEX which can remove some or all pollution. Like S4BOY above me said there a couple of ordinances which make HT jobs more appealing to your city, so make sure you have these in place. Also I would put high takes on all other sorts of industry so they will all move out quickly.

    thanks for the input guys......i dont have any mods at the moment for pollution, going to give it a bash first and see if i come right, if not, will download...thanks, much appreciated.....
