Growth problem

I'm working on a large tile, maybe 15 percent water. Growth has been very steady up until about 70k in population. My city has since then made population growth an arduous task, very slowly creeping up at a snail's pace to a spot of about 88,000. Demand is up, there are many parks and educational services in the residential zones, and by now there's probably enough open zones for about 8,000 people or so, around each edge of town. I tried developing the other cities that border it in my region, and now the regional population as a whole is about 160k. There's plenty of jobs on the edge where the city won't grow, too. I also recently redeveloped a formerly low density area near the downtown core and it redeveloped perfectly fine, just like it would do if demand was up.

I have no public transit or highways in the city yet, because I am trying to portray the realistic development of a city. Maybe that's what's going on?

It maybe that there is some commute time problems - you really need public transport in a big city, and it helps to attract mid and low-wealth citizens. High commute times can turn off the wealthy.

It may also be a job problem. Try flooding the area with jobs, either by zoning- Industrial, commercial or ploppong functional buildings

I'd check the following:

Power?

Water?

Pollution?

Crime?

Traffic congestion?

I agree with double checking the Commute times.

I've noticed a natural stagnation at this point in developing many cities. Check your garbage--that can halt development to a standstill or drive it negative. Also, too many neighbor connections too early may also bleed demand from a new city.

Also it sounds like you've hit the point where you have to start with some mass transit investment to get things moving. Develop a bus network to start. Plop some rewards and lower taxes to generate demand.

Its kinda like monopoly (the game, bear with me)

You have to be skint (broke, have no money) at the beginning in order to be successful in the future

^bigthing--very true! I'm always in debt to start--3 and sometimes 4 big loans to payoff at once, bleeding money, being offered missle ranges, casinos, etc, threatened with bankruptcy, but I just take out another loan until demand kicks in and things start to fly. Never failed yet with this strategy. Go for broke and the city will boom.

Ii ahve the same problem, but have no idea why it occurs, an ordinarily perfect area just doesn't grow, it gets kinda annoying. but I have yet to find an answer. I will keep my eye out for you. 4.gif the only thing I can ask, is: How has the type of zone that has the highest demand growing? forget the others, but is there any zone that develops?

Do you got rewards? I usually hit a wall and then one fine day go through the rewards menu only to find I have a zoo or a few cemeteries to put in.
