A building/lot combination is assigned to a stage depending on the number of residents/jobs per square tile. So a building with 10 residents might be a stage 2 on a 2x2 lot, but stage 3 on a 1x2 lot. You need to get a certain amount of population per developer type (eg R$, C$$ etc) at each stage before your city can build higher stages. Actually its a probability curve, but the numbers of larger stage buildings you can grow increases with greater size of that developer type sub-population. So there is no point zoning high density early on in the game.

For residential and commercial office:

Stages 1-3 only can grow on low density.

Stages 4-6 can grow on medium density zoning.

Stages 7-8 can only grow on high density zoning.

Industry is a bit different. Farming is considered low wealth low density

Light industrial is stage 1-2 (the equivalent of medium density)

High density industrial is stage 3. There are no high stages for industry unless you have the CAM mod.

Commercial services is much the same as industry.

If you want to find out which buildings in particular are which density, I suggest getting SC4 Tool. You can find the thread here: https://www.simtropolis.com/forum/messageview.cfm?catid=121&threadid=62826&enterthread=y

It has a database of the in-game buildings and their stats.

You don't really need to worry about stages if you are only starting out, the game handles all that itself.

You just need to make sure you don't try to push for dense buildings too early in the game. Also for the sizes, try zoning different sizes and see what grows well and what doesn't.

Normally at the start you will see 1x2 or 1x3. You won't see any 1x1 (that puts the stage too high for early in the game) and few lots are 4 tiles deep. As the game progresses you might see some 2x2 and 2x3 lots and some 3x3. You won't be getting 4x4 and 6x6 until the city is quite advanced and with a high population.

The best bet is to zone in different widths - eg make some areas 4x.... deep (for one two tile lot on each side of the block) and some 6... deep (for the lots that are 3 tiles deep). That way you will also get 4x4 and 6x6 when your game is ready to build those. You can make the blocks different lengths too. For example I often zone 9x4 (plus one for road equals 10 tiles long). This fits two 4x4 plus room in the middle for a bus stop or parks. I might want to make some 13x4 (two blocks of 6x4) and some 9x6 or 12x6 so I can get different size lots growing. Then I look at what does grow and adjust accordingly. You don't really need an in depth knowledge of what a stage is to play the game initially.

Yes Sam i do agree with u but my region has about 65k people so the building from the comercial area most of them are repeating. This is why  i was interesed about this thing.

That happens, and its only sort of to do with stage. Maxis only made a few buildings for each stage and developer type. Some stages have only 1 ingame building for the developer type (eg stage 3 Farms only has Pedriana).

One way to fix that is to download some custom content that suits the size, stage and developer type of the ones you are seeing too much of. So if you think you are seeing stage 3 C$$ 2x3 lots too much, then look for some more nice stage 3 C$$ 2x3 lots to download. That will give your simulator more choices to work with.
