Commercial customer demand

My commercial buildings always have "low customers," almost without exception.  Even when there is ample public transport and/or parking, even when the commercial demand is higher than the residential demand, I have never seen anything other than "low" next to "customers."  Is there a way to address this?

I maybe wrong, but i believe the amount of customers that are reported in the building query has to do with the amount of traffic that goes past it in a single day.

The amount of customers doesn't have anything to do with demand, actually. As combot said, it's all about the traffic.

Having high traffic will increase desirability for commercial zones. That's about it, really. Don't worry too much about the customers, it's really not that important in this game.

The customer level on affects how much workers can the commercial building take in, and the commercial desirability. The customer level is based on how much car/bus traffic. Too much cars traveling close to a commercial building could lower the desirability for commercial from air pollution.

I'm pretty sure I had the same problem awhile ago. I ended up eventually getting a new computer, and a new installation of the game, and it went away.

I don't think it actually affects gameplay, it's just a glitch.

Yes, customers are based on the amount of traffic that passes the building. Most importantly however, it depends on the amount of traffic on the road that the zone's arrows point to. 

So, if you have a 4 x 4 zone surrounded by roads with a lot of traffic on one side, but the arrows are pointing to a different side, this will not produce a lot of customers.  

The zone's arrows always point to the biggest road, so they will point to an avenue as opposed to a street. 

You can try pausing the game, dezoning the space, demolish the roads with low traffic, rezone in hopes the arrows will now face a road with high traffic, and rebuild the demolished roads.
