problems with demand

so i have been playing sc4 for a while, and i am starting out a new city.  im starting with some suburbs before i do the center, but i am running into a problem i have had in the past.

i have no r$$ demand.  sometimes, when i add a church or school or some zones, it will get me a little r$$ demand, but that is quickly filled.  on a large tile, i have 25k sims, with 37k jobs.  a lot of these are CS$ and CS$$ jobs due to a large mall i have built.

i had no r$$ demand to expand with just the mall/shopping center, so i had to build an office park in the city too.  i keep adding buildings and CO$$ jobs, but it hardly affects r$$ demand at all.  i wanted a big sprawling suburb with maybe a little office park or something, and i cant seem to achieve it.

i have super demand mod, but that doesn't seem to be doing much.  are there any other mods i can get?  or a little filler/cheater lot that has a ton of CO$$ jobs, so i can have a realistic suburb?
i have always thought sc4 required too many jobs for the number of houses/demand.

hmm do you have an industrial area? You should have a city in your region for industry, that way the pollution wont effect the residents, and this can provide many new jobs and open up the high tech industries eventually.

start the early bits of your urban core, to allow for the industrial/commercial demand to allow for more R$$ sims on the regional scale..

Instead of building your core last, build beside it then at around 2000 sims, zone your core...

The suburbs can and will wait: if you have a city that you hope will grow extensivly, zone

grid and when you deem it time, sububise!

I don,t think it will help your demand though... 2.gif
