Every time I give up on SimCity4 s when I get a lot of abandoned houses. Okay...I just started a new city with 7,000 people in it currently. In the older part of town, I started seeing mansions, which is normal. I have a lot of lower-class commercial and a little dirty/medium industry. But...those new mansions started to get abandoned due to commute time/no job...I put up some medium-density commercial buildngs up for the mansions. (I know the taller buildings won't go up etc. but those attract the higher-weath Sims) Only about 2 came up, (RCI demand low) and they weren't evem  middle-class. I will get like 5 mansions abandoned at a time, then they just build more, and it will happen again. Sometimes even when they DO find jobs, they will go back and forth between no job and having a job too often. What do I do? I can't stop them from making the mansions, and nothing I do seems to make them happy enough to take the jobs I think they like. Ugh, this is so annoying and frustrating.

    Set the taxes for rich people up, then they won't move in a build mansions. When your city is bigger, and some highrises appear, you can set the taxes for rich down. That is what i always do.

    Well, there aren't exactly any taxes for "rich" people. The three classes determine how high the buildings are. Of ocurse, the high rises are for rich people, but these mansions are being built on First-class residential zones.

    I'm not sure what you mean, but mansions get build by rich/wealthy people, so if the taxes are to high for rich people, they won't move in.

    And there is also highrises for Middleclass and poor people

    You could consider the super demand modd, but even that has it's limits.

    Also, leave gaps in your low density zones so there isn't enough space for mansions.

    I'd set taxes for rich people at 20 until you're ready to move them in.

    SimAddict: You don't set taxes for density, you zone density, while setting taxes for the wealth.

    are kinda right on this. I do this all the time also. A very small town like yours is too small to have any R$$$ in it (even R$$) , so raise the taxes before you start building a city to 20 % for these folks. That'll prevent them from building, therefor no abandonement .

    You probably have all or some services in your town already also: Water, school, Police. All you need with a small population like this, is the fire dept, just in case that one of your poor sims forget to turn off the stove before leaving the house. The others will draw higher R's into your town, so if you are under 10K or even 15K do not even think of trying to get higher R's, it'll cause growth problems in your town. Start with Medium R's only after 10 or 15K's and when you're up to 25K or so, then only you start building some schools and Police stations, and your Sims will gradually upgrade without too many problems. Just balance out the jobs with the Res and throw in a park/Landmark here and there, once you can afford it, and the city will become a Metropolis in no time. 

    Don't rush the sims, this is the biggest problem with the game and with most players who post here and complain about growth, they need time to develop slowly and the slower you bring it up, the less the growth will seize to upgrade.

    Here's what I usually do and it works for me all the time:

    Up to 10,000 sims: no water, no police, no school,only a fire dept and some parks and maybe one small landmark (sometime around 8,000sims) and only if I can afford it and taxes for the R$$$ to max (20%). Use only C$ and R$ zoning.

    10,000 to 25,000 sims: Start to make a connection to your neighbor. With your budget in mind, also start building your water pipelines and go slowly to supply water for some of your sims. I always start in downtown, working my way out, whenever I have the money. One Police station (maybe), a small school, and water supply for the center of growth. Some more parks and one more small landmark. Overzoning the C$  and R$ with medium zoning of both is now recommended if you want some Res to become R$$ and upgrade your town. Taxes for the R$$$ are still high with 18% at this stage and only a very few are growing here and there. sometimes even none. Keep jobs and residents always balanced out and check the growthbar when zoning.

    25,000 sims and over: This is when I usually make money and can afford better education , more protection and more entertainments (parks) I have overzoned some existing Co and Cs with C$$$, and some will grow and some not, doesn't matter, they will grow later anyways, use LM's to encourage growth of Commerces when needed and also start building your transportational system (I like trains and subs) Make sure that the busy roads have become streets and connections to busy neighbors have been established (rail, highways and streets. Always watch your budget and work/build accordingly, it can take many simyears to get to this point. Now is also the time to slowly start building an airport or/and seaport and overzone some of your R$$ with R$$$.

    That in general should do to keep the game flowing all the time, since I have build hundreds of cities (some that have reached the million mark) like this, without having too many stops, breaks and abandonnements. If I can do it, so can you.

    Hope it'll work for you and remember......Rome wasn't built in one day, patience is a major factor in this game like in real life....

    I have tried the super demand thing, and it works, but it's a 100% cheat, and I don't want to cheat that much. I will try the less-abandoned house thing, thanks Silur. 9.gif
