Hi ContentMonkey and welcome to Simtrop. 

Firstly I believe Education IQ only rises slowely. When you start building a city it is best to start with low density res, com and Ind. 

At the start of a city most demand will be for dirty ind and AG. When you add a school etc after a while you will start to see more demand for higher levels of Ind and Commercial. 

Com demand is small at the start and usually only starts increasing when you have a certain amount of peeps. So do you have schools, water, electricity etc supplied to your residential areas? 

A certain degree of patience is required. I also find demand increases if you play regions rather than just one city tile. But everyone has there own way of playing. 

There are some good tutorials on this site for when you are new to the game. They helped me. Just have a look round the Omnibus and other forum threads. Most people here are very helpful so any more questions you have just ask - but use the search buttom liberally first.4.gif

It's acually fairly realistic to have demand mainly for I-AG at the start. When people settle a new city, they don't immediatly get a bunch of shops and manufacturing industry. They have to farm to grow enough food, grow the tax base with residential and get a bit of industry to make the stuff they need.

Eventually the sims will want more than agriculture, but until then, just keep providing the farms and growing the population.

Quite true, Death54.  The important thing to remember is that it takes just as many Sim-years to get a university degree in the game as it take in real life.  Age 6 + 16 years to a baccelaureat ($$), and about 3 to 10 more for a doctorate ($$$).

And all municipalities grew up from farms unless they were military towns flung down to support a base.

Don't try to get rid of AG by raising the tax really high, I done that before and my small town dropped into unemployment and soon, much of my small town is a vacant.

    It works "good" if its a city that does not have education. You can have a great low wealth community with very high population. But once you introduce education the people start setting higher demands and dirty air and low wealth jobs are no longer desireable. I like to develope massive low wealth areas with low wealth commercial and massive factory areas. Populations of around 100,00 work will around dirty industrail. Plus with your farms on the outer perimeters. No water,medical,add a large powerful power plant and garbage plants to sell to your neighboors and your cooken.
