RCI demand problem

Well this is my problem. Basically the demand for residential is really high. However commercial and industrial demand isn't going anywhere.

Basically they want houses, but don't want any jobs apparantly. That is until you build residential and then you get no job zots everywhere. I have no idea what to do. I use to play a while back but there were so many late game problems including this RCI demand problem (and traffic, but thats another story).

Anyone have an idea on how to solve this?

What is your tax rate for C and I? Drop it to 9% or even lower. Since there is a demand for farms, can you add farms as a temporary solution? In theory if there is a population, there has to be a demand for jobs.

    Thanks for the replies. Yeah initially all taxes were 9% when I had the problem, so that wasn't really the issue.

    I do seem to have problems with some having commute time. For instance if I zone next to them, nothing will build there, and instead they will take a long way to commute. I mostly have 4x4 grids, some a little bit bigger, and some smaller but nothing too huge. I seem to have a problem with long commute time. Even if the buildings all around a specific house have a short commute, one in the middle has a long commute, even with buildings next to it with a longer commute time. Not sure what's going on. I'll look into it more later today.,

    have you your jobs(com and ind) away from your residencial areas? and 4x4 grids are a bit small.. I think..

    one more thing.. sims dont pick allways the closest job.. and comute time is diferent than trip distance.. your sims may do a smaller trip but have longer commute times..

    Build your RES up, see if theyres not so many No job zones, and build commerical up when it gets higher. (If it doesnt work just dont save)

    You use the super demand mod and/or have + residential BATS and - commercial BATS on your folder?

    This always happens with me, only that in contrast. You must download commercial BATS to solve this problem or to disactivate super demand (if you have).

    Thanks for the replies guys. My jobs are next to my residential areas (commercial) then I have industrial after it. So basically I have commercial as a buffer between the industrial areas.

    I have tried to build my residential up, but like I said, no jobs are being created so MASSIVE no job zots everywhere. I have not activated super demand mod.

    Basically I had the problem when I setup my second 'district' of my city. (The left) What I seemed to see happen was the guys on the left wanted all the jobs from the guys to the right. The thing is, the left had plenty of jobs and plenty of lots available for more jobs. But for some reason they WANT to go over the right ones. Result is the guys on the right get starved out of their jobs and goto the left. Then because of the commute time I get lots of No Job zots, Abandonment, and $$$ downgraded to $$ and others to $. What I did was severed all road connections to eachother and had them independent from eachother. It seemed to stabalize both over a period of like 2 years. So I went ahead and tried to connect them again. Well they went for eachothers jobs again.

    If I run cheetah, theres like a few month period where the jobs are all fine. Then afterwards they all popup everywhere, then after a year, they go away for a few months again, then repeat...

    I have built all my rewards, have plenty of parks and plaza's (small and big).

    If I remember correctly this is why I quit playing this game. Because this no job thing, invisible caps, and bugs like this ALWAYS ALWAYS happens. And the worse thing of all is they give you no indication of how to solve it. I think my cap is somewhere around 30,000 not sure what to do.

    Do you have plenty of neighbor connections? Those raise industrial caps, and commercial slightly. The closer you get to your cap, the less possible demand for that type you can have. Also, neighbor connections provide more cap relief if they are attached to established cities instead of SimNation.

    You might also try integrating your zoning a bit more. Mix commercial zones in with your residential, and even your industrial zones can be integrated; I-HT is perfectly fine to put next to even R$$$, and I-M really doesn't hurt anything much, in small doses. This will 1) make a shorter trip for many sims, and 2) relieve some of your main traffic routes, since your sims will be travelling to many different places, rather than taking the same roads to the same areas.

    Aye I could try that. One thing I have been reading is that if you demolish a reward then you can't get it back or if you go over the requirements it won't offer it again. The thing is I demolished my city beforehand and I'm wondering if that is causing the majority of the bugs. Because as it stands now, my population won't even go past 30,000.

    I don't recall having a problem with losing rewards, or with demolishing cities. Doesn't mean there's not a bug there...

    Are you running any plug-ins or mods? You may have one or two that are causing these problems, if so, run the game unmodded, and add one at a time until you have a problem, then you've found a bad plug in.

    Alternatively, if you're NOT running any mods, try getting the NAM. A city like yours would probably benefit immensely from the fixes in that mod.

    Some fast hints:

    - develope your city/cities along your traffic arterias. you placed your highway quite far away from the center which is to be found rather often IRL but your Sims won't use them -> long commute isue ...

    - Use railways as a basic MT pattern (it is cheap and rather powerful) and use bussing to get your Sims to the railwaystations.

    - Mix your RCI! Put some commerce into Residential and industrial areas, place commercials around the roads/avenues that collect the trafic from RCI

    - break up your grid to funnel your traffic along some main arterias but make them powerful - avenue or two oneways with GLR are the Nr. 1 choice!

    - get the NAM and install an option with a slight higher capacity and/or speed

    - get the NoDilapation - mod

    I know I have to do stuff like mentioned above. I do have some other cities connected to it, didn't help. I had maybe a tiny surge in commercial demand, but I zoned some and it built 2 buildings and disappeared. Checked all my graphs and charts and everything is positive.

    As of now the city is completely dead. No one seems to want to move in, and no new jobs are being created. Once people abandon the houses, no one ever occupies them again.

    Sigh, what a waste of time. I guess I'll have to download this super demand mod. Tried to do it without 'cheating' but I guess it's required for this case.

    FYI I do have the network addon mod.

    Wow, I can definately say now it is a bug or something screwy going on.

    I used the Super Demand mod and guess what? Commercial and Industrial shot up. Residential is STILL in the negatives with the SUPER DEMAND mod. Once I let it run around 5-10 years the residential goes back up gradually. Then I take it off and it's still positive.

    So I thought hmm definately looks like some type of cap. So I used the cheat to unlock all of the rewards to think maybe i demolished one by accident and couldnt rebuild it. So I built every reward there. Still in the negatives and population stagnates around 27,700 without going up once.

    So I guess every time it messes up like this I just turn on super demand let it run a few years. Meh a bandaid fix for a bigger problem I suppose.
