Current Population at 1,041,449

Beautifully set in Coastal Southern Texicota.

Dry Mediterranean Climate surrounded by mountains and scrub-oak woodlands...until more sprawl attacks!

Soon to start uploading pics and info! I tried to make it a real-looking city.  

Port San Andreas 

Suburb SW of San Andreas; on the San Andreas River.

Population: 43,522

like the "Strip", it too is quite built up.

That's what ya get in S. Coastal Texicota!!!

These exclusive subdivisions are great alternative to suburban block living.

The taxes here aren't bad due to the Industrial East Side of Town, and the proximity to downtown San Andreas couldn't be better... but, there is usually LOTS of traffic! Homes in this particular area start at around $849,999.

Tract homes on tenth-acre lots like these are all too common in S. Coastal Texicota,

The demand for housing greatly outpaces supply so land is usually 

swallowed up in this manner. Homes in neighborhoods like these 

typically range from $599,999 to just over $700,000

A cheaper alternative to this areas over-priced single family real estate is tight condominium living. These are moderately priced at around $549,999.

This is busy East Port San Andreas, where a huge porportion of the metropolitan area's industry is located. The bustling seaport imports and exports a wide range of goods to and from the area.

    no, all the pics just came from the sc4 albums, but i did photoshop some of them

    Wow, this looks great, and has a lot of potential, I'd be curious to see a regional view.

    Some recommendations/constructive criticisms: I highly recommend downloading the NAM on the STEX, I agree with Jacquilina that you need to upload your pictures to Imageshack (just go to www.imageshack.com and upload the picture and put the link in when you are writing your CJ and the picture will show up full size, just make sure it's smaller than 600x800 or it will be deleted).

    The road patterns in your region are very griddy...maybe that's what you want, but as you branch out into the suburbs, I'd recommend not using grids for your neighborhoods, etc. as it looks more realistic.

    Also, I saw the picture with the houses right next to your airport... I'd definitely buffer your airport with some industry or undeveloped land (with trees? parks?) as people won't continue wanting to live there.

    The picture with all the lower-wealth mid-rise residential complexes could definitely look better if you add some parks mixed in... there's a lot of stuff on the STEX (ponds, puzzle pieces, great stuff). Also it looks like those residential areas are right next to dirty industry and a jail, so add some trees, parks, as a buffer. Then the area won't looks so homogenous. Now on the other hand, ignore what I said if you want the area to look like that. I've worked hard trying to create run-down areas to look like that, so maybe you're on to something.

    In your neighborhoods, I'd recommend using streets instead of roads (as you already do in some places).... for some reason it urks me when I see stoplights in quaint neighborhoods. 4.gif

    Finally, download more from the stex for more variety in some areas.

    Whew... I hope I didn't bombard you and I definitely like what you've done, you've differentiated between your central business district, and surrounding areas, but with some work this could really be an awesome CJ.

    One more thing... I highly recommend download some seawalls from the STEX as they will make your coastlines look great.

    I hope I've helped and not been too critical... I think this region will look great!

    i actually wanted to make the inner suburbs very dense and "griddy" because thats how inner suburbs look around my area.. and the ghetto, if i put parks, i would have to keep all the ghetto buildings historicalized in order to keep from being torn down, that is the only ghetto are of the city.. notice its in the south central are... hehehe and that and City of industry are the only two municipalities with such lower class areas. However, i do too think i may need a little more variation, but it gets hard when you lots of skyscrapers. i am startign to have difficulty developing the remaining vacant land in my city because the time slows down and sometimes stops on superspeed... its getting frusterating. ive tried altering graphics options and it really doesnt help too much.. any suggestions for that?

    why the f*%k can't i put more than one picture in my CJ???? i had all the pictures in the EDIT section to match w/ the captions and only the first one showed up... rly frusterating, i would have showed up real nice. I used photobucket to host my phots and so far its the only one w/o red Xs where the pic should be!!!!

    I was actually attempting to acheive a more cookie-cutter look in my "newer subdivision" neighborhoods. But, yes I would like more variety in my "older" block neighborhoods.

    Hope everyone likes this update, especially the close-up of a block... that turned out really well. I am starting to get the hang of this! Thanks to all helpers and commenters... not to mention the multitude of people contributing greatly needed props, textures, and buildings.
