How to raise the demand

How do you do to raise the demand for the zones in your cities? And what do I have to do to keep them stable? In my city the demand is always changing so, in a few years, I get from 130 000 population to 85 000 because of the low demand abandone...

Building more parks and rewards helps. Airports really help for commercial demand, stadiums for residential demand. There are other ways to make the demand higher, but I don't know exactly which... Parks and rewards play an important part, though.
