Not sure about the buildings (there are a few low density single homes out there on the STEX... never downloaded any though). Building a suburb is easy, just zone single R tiles, improve the desirability so that R$$ shows up, and add trees, park, large roads and small roads, etc... There are a few articles on the Omnibus to give you some pointers:

Suburbs and Small Towns

Suburbs: Layouts, Ideas and Design

Suburbs: Creating Realism

Hope that helps!

When building your suburbs, make sure that you zone your commercial areas in one centralized location and have roads from the suburbs funneling into the one commercial area.  I tried building a suburb city once with commercial areas spread out and growth was stagnant.

Once I centralized my commercial and put plenty of parks around, the city took off!!16.gif

Oh, and another thing....

If you are using lots of bus stops in your suburbs, be sure to put a PARKING GARAGE right next to a busy intersection in a residential area with bus stops.  Sims like it if they can park and ride the bus to work.

When I make suburbs, they never turn out real because of the "commute time factor". Does everyone that makes these amazing suburbs with streets have a speed mod or soemthing?
