    Gertrude Apartments, by Mattb325. --------------------------------------- A fictional development, based on a new build in the San Francisco, CA area, Gertrude apartments was created to compete with some of the mid-rise R§§§ apartment complexes which can become quite repetitive in game. This apartment building uses a series of massings and elevations to provide abundant natural light and cross ventilation to each of the generously sized apartments. This design also ensures that most terraces are private and that all but one is overlooked from neighbouring flats. This apartment building is 8 floors high (excluding the mechanical penthouse area). The lower floors contain a number of 2 & 3 bedroom + 2 bathroom apartments, while the upper floors are reserved for spacious 3-4 bedroom, 2.5 bathroom apartments. The 7th and 8th floor has only one 'sky home' with a spacious, private sun terrace and generous planter boxes. The communal grounds planting is of low maintenance conifers on well-lit, compact grounds making these lots a great option in all density areas. The apartments are presented in two paint schemes: a deep, coffee colored scheme which looks great in dense, urban areas and a paler blue/green scheme inspired by the coast. Both are in prop families and will grow at random. These apartments are presented in 5 lot options: a 4x4, a 3x4, a 4x3, a 4x2 and a 2x4 lot. They grow on all tilesets and all have the same stats.     Bayauxlaan Apartments, by Mattb325. Bayauxlaan apartments are a late twentieth century, medium density, 7 story mid-rise apartment/condominium complex. Each flat has large windows and floor to ceiling glass doors leading onto large balconies. There are two penthouse apartments. The boxiness of this complex is tempered by the curved balcony walls and supports which provide visual interest and lend an almost art deco feel to the facade.   8. Midport Rising: Up Goes The Skyline

    WELCOME TO ANOTHER HD UPDATE! Happy New Year! 2013 will be off to a rocking start here in Holt District! We have the census coming up and also have the BoldNewHD announcement to look for. There will also be more updates than usual, because Holt District is OSITM (Of Special Interest This Month) over at SC4Devotion! So some of the celebrations will spill over here. So, let's get on with this show! Today's update takes place in Midport. During the last census period (January-September) Midport was being the only municipality in Holt District to have a population decline. Albeit it was only 0.1%. Since then, though, Midport has been booming. Today we take a look at Midport before and during the current boom. By now, I'm sure you're bored of my blabbing, so let's finally get to the pictures. ;D Midport Rising 15.1 | Midport has long lagged in development, more recently is became the least booming municipality in the region after the boom started in Old Port. It is quite mysterious to outsiders why this area hasn't been developed yet. But to locals... 15.2 | ...locals know why the waterfront remained undeveloped. This stretch of the waterfront also remains undeveloped. Despite the massive traffic carrying capabilities, this area is deserted. The town council of Midport has long blocked the majority of any proposed developments. This came after the election of a different mayor and several new conucillors, who were staunchly against development despite campaigning on responsible development. To them, obviously, responsible was none at all... 15.3 | The previous council to the current anti-development was very much in favour of development. Development ran rampant, increasing population from 5000 to over 30000. The elevated rail lines were extended by the region at the request of Midport council to allow for a future midrise development. This never panned out, and so today this station sits in the middle of nowhere... 15.4 | One of the reasons citizens voted for a council of responsible-developmet candidates was this development. Constructed without public consultation, it was the last straw for many. 15.5 | But recently, changes have started. A new council was elected - no candidate was reelected. Residents saw the writing on the wall - with BoldNewHD scheduled to come into effect, more planning power is given to the region. While municipalities still have the say in which developments go through or not the planning regulations have dramatically changed. Rather than fight this plan, which many former candidates proposed, the elected candidates campaigned on controlling the look of developments and creating a cohesive waterfront - the area likely to be targeted. That option won out, and development has since boomed. This development was recently completed... 15.6 | While the development is reminiscent of the large condo project just to the south, the buildings are more attractive and the development kept a significant portion of trees along the oceanfront. 15.7 | The development also worked around the small natural ponds of the area, as opposed to back filling them for more housing. 15.8 | The above development is not the only recent addition to Midport. Curved, a 3-tower development, has taken the centre stage of the developing Midport Skyline. It is expected to be the centre of the new oceanfront condo/commercial zone of Midport. 15.9 | Near Curved this construction site again protects trees along the watefront. This area, deemed Port Shops, will house several high-class retailers and local shops alike. It is expected to, for the first time, draw tourists to Midport. 15.10 | Perhaps the most dramatic change to Midport will occur with the development of Baytide Condominiums. To be comprised of 4 massive towers, the development will blockout the ocean view to many, but provide a pristine view to many more. A 1 bedroom unit will set you back upwards of $700 000 - and that's not facing the ocean. 15.11 | Lastly, to finish with a bang, this stunning (IMO ) night view of the Curved Condominium development and some of the surrounding area.     Casa De Manana Condominiums, by Mattb325. Following on from my last upload of the Alhambra, I present the 1990s take on the Spanish Mission Revival theme. Casa De Manana is a small apartment complex which draws its inspiration from the condos of California in the West across the south through to Florida in the East. This style is almost a Southern US vernacular: sprawling composite construction with a distinct Spanish influence. These highly asymetrical facades provide strong visual intrest as well as enabling relative privacy for each apartment within the building due to the complex massing. Each building has 8 townhouse style apartments/condos; each unit has between two and four floors and each enjoys a private balconies. Perfect for R$$ Sims, Casa De Manana Condominiums are presented on a 4x2, 4x3 and 4x4 lot. This will grow on medium and high density zones at stage 4. Use the control key while zoning to assist growth. IMPORTANT INFORMATION!!!!!! There are two lot variations included, and you can ONLY USE ONE set a time. Choose the folder marked 'Temperate' (if you want this building to blend in with more typical cities) OR Choose the folder marked 'Sub Tropical' (if you want this building to fit in with Mediterranean/Southern USA themed cities) Whichever one you choose, MAKE ABSOLUTELY CERTAIN THAT YOU DELETE THE OTHER. These grow on the Houston, Chicago and New York Tilesets.     Saville Condominiums, by Mattb325. Saville Condos turn the traditional terrace on its head. This ultramodern, four floor multi-family home has two individual townhouse style apartments and, a rare commodity for inner city homes: an attached garage. Each home has soaring windows and large outdoor balconies to ensure a breezy connection with the outdoors. As an added bonus, because the living areas are above the garage, privacy from the street is ensured. Executed in plaster and steel, these apartments are specifically designed to fit the traditional W2W landscape as modern urban infill buildings, but I have also modelled windows in the side walls to ensure that they can fit into other medium density schemes as well by not leaving a large blank wall when they grow on street corners. Saville Condominiums are presented on a 1x2 lot. There are three variants: red, blue and green accent walls. These are in a building family and the colour variants will appear at random on the lots. Regis Condos are a luxurious small apartment complex which will assist in transitioning from the low density suburban sprawl of single family homes to the higher density apartments of your downtown. I always struggle to find low-rise medium density content (including Maxis stuff), so have created these composite construction multi-family dwellings. Executed in plaster and stone facades, these apartments are specifically designed to look like larger mansions, with quite complicated massing, steeply pitched roofs, large windows and chimneys: the inspiration has come from similar developments on the Mid Atlantic coastal communities in the US. Each building has 4 townhouse style apartments/condos; each unit has three to four floors and each enjoys either its own private terrace at the top of the apartment as well as juliette balconies from the master suite. Aimed at the luxury end of the market for R$$ Sims, Regis Condominiums are presented on a 2x1, 2x3 and 4x4 lot. There are two variants: chocolate colored walls with a light grey imitation slate roof and dove grey colored walls with brown shingles. These are in a building family and will appear at random on the 2x1 lot. The larger lots are have identical to enable the construction of homogenous residential zones.
